Hotel Renovation Services

Hotel Construction Services (HCS) renovates hotels while they remain open for business. Over 18 years, we have renovated more than 8,200 guest rooms across Connecticut, Massachusetts, New York, New Jersey, and Rhode Island. Our team specializes in phased renovation strategies that allow hotels to maintain occupancy and revenue throughout construction.

We work with hotel owners, management companies, and franchise operators to complete renovations on schedule and within budget. Our crews know how to work around guests, coordinate with hotel operations, and deliver finished rooms that meet brand standards.

Renovation Types

HCS handles hotel renovations at every scope level.

Soft Goods Renovation

Paint, flooring, furniture, window treatments, bedding, and decorative finishes. Soft goods updates refresh guest rooms and public areas without structural work. These renovations move quickly and cause minimal disruption to operations.

Case Goods Renovation

Millwork, cabinetry, vanities, lighting fixtures, and bathroom modifications beyond soft goods scope. Case goods work adds new headboards, nightstands, desks, and bathroom surfaces to the renovation.

Full Renovation

Complete gut renovation that strips guest rooms to studs and rebuilds. Full renovations include new plumbing, electrical, HVAC, and all finishes. This scope addresses aging infrastructure and allows reconfiguration of room layouts.

What We Renovate

HCS renovates every area of hotel properties.

  • Guest Rooms

Flooring, wall finishes, ceilings, lighting, case goods, soft goods, and bathroom updates. We renovate rooms floor by floor to maintain inventory while construction proceeds.

  • Bathrooms

Vanities, tile, plumbing fixtures, shower and tub surrounds, lighting, and ventilation. Bathroom renovations often drive guest satisfaction scores and appear frequently in PIP requirements.

  • Corridors

Flooring, wall coverings, lighting fixtures, and ceiling finishes. Corridor work typically coordinates with guest room renovations floor by floor.

  • Lobbies

Front desk reconfiguration, seating areas, flooring, lighting, and finishes. Lobby renovations address first impressions and often include food service areas and business centers.

  • Restaurants & Bars

Dining rooms, bar areas, kitchen updates, and food service infrastructure. We renovate hotel F&B outlets as part of property-wide projects.

  • Meeting Spaces

Ballrooms, meeting rooms, and pre-function areas. Meeting space work includes flooring, wall treatments, lighting, and audio-visual infrastructure.

  • Exteriors

Building painting, siding, porte-cochere updates, signage, and outdoor areas including patios and pergolas.

PIP Renovations

Franchise agreements require hotels to meet brand standards through periodic renovations. HCS works with property owners to complete Property Improvement Plan requirements on time and within budget.

Scope Review We review PIP documentation to identify all required improvements. We break down brand requirements into construction categories and develop work plans for each area.

Budget Planning Cost analysis to match PIP requirements with available capital. We identify areas where value engineering can reduce costs without affecting brand approval.

Brand Compliance Execution of work to meet brand design standards. Our experience with Marriott, Hilton, IHG, Choice Hotels, and Best Western allows us to build to specification without rework or failed inspections.

Deadline Management Phased construction to complete PIP requirements while maintaining operations. We schedule work to meet franchise deadlines and coordinate inspections with brand representatives.

Renovating Occupied Hotels

Hotels cannot close for months during renovation. HCS brings strategies developed over 18 years that keep properties operating while construction proceeds.

Operations Coordination
Daily communication with hotel management on construction activities. We coordinate room block schedules, identify timing conflicts, and adjust work around high-occupancy periods.

Our Process

HCS follows a structured process for hotel renovation projects.

Inspection

On-site evaluation of existing conditions. We document current finishes, systems, and structural elements to develop accurate scope and pricing.

Design Review

Coordination with architects, interior designers, and brand representatives on renovation plans. We review designs for constructability and identify issues before construction begins.

Scheduling

Development of phased construction schedules that align with hotel operations. We coordinate room blocks, identify blackout dates, and sequence work to minimize disruption.

Construction

Execution according to approved plans and schedules. We provide daily coordination with hotel management, manage subcontractors, and maintain quality standards throughout.

Punch List & Closeout

Final inspections and punch list completion. We walk completed areas with ownership and management to verify work meets specifications before turnover.
